New Berlin Project Overview

Size

  • Initial building:  approximately 810,000 SF
  • Total build-out (including future phase): approximately 1 million SF

Proposed Use

The proposed Planned Unit Development will accommodate an advanced manufacturing campus, which may include:


  • Manufacturing and assembly operations
  • Warehousing and distribution functions
  • Office, administrative, and operational support uses


Operations will be conducted in a manner consistent with contemporary advanced manufacturing facilities and applicable zoning standards.

General Operations

General site operations are anticipated to include:


  • Employee and visitor parking
  • Truck circulation and loading/unloading at designated dock areas
  • Refuse and recycling services located within screened or enclosed service areas


No permanent outdoor storage is proposed unless otherwise approved by the City.

All operations will comply with applicable City of New Berlin ordinances and State and Federal regulations. 

Employment and Economic Activity

Hundreds of new jobs will be created, and capital investment is expected to be between $211 million and $246 million.

Existing Conditions and Site Cleanup

The project includes demolition of existing structures on the property, including residences identified in the environmental assessment as having mold infestation and potential structural concerns, along with other buildings that are not in consistent ongoing use.

Traffic and Circulation

Site access and circulation will be designed to efficiently accommodate employee, visitor, and truck traffic while minimizing impacts to surrounding roadways.


  • Primary truck routes will utilize major arterial roads and regional transportation corridors. Access to and from the site will be focused to the Moorland Rd entrance with minimal access via Grange Ave.
  • A traffic impact analysis is currently in progress and is expected to be submitted by April 7, 2026
  • Review and approval will be required by applicable municipal and county reviewing authorities, as appropriate.

Refuse and Recycling

Refuse and recycling are expected to be non-toxic and contained within a limited area that is screened and/or fenced from public visibility as much as possible.

Utilities and Infrastructure

The proposed development will be served by public utilities and infrastructure extensions as required. Improvements may include roadway, power, water, and sanitary sewer extensions. The scope, timing, and responsibility for these improvements will be coordinated with the City and applicable reviewing authorities. The proposed facility is not a data center and its power demand is expected to be significantly lower than energy-intensive commercial uses like a typical data center.
